Access codes for the front gate and cottage door will be provided at booking. Need an early check-in or late check-out? Contact us in advance and we'll do our best to accommodate your schedule.

You'll receive access codes for both the gated community entrance and the cottage door lock in your booking confirmation. The cottage uses a keyless entry system—no physical keys needed.

To lock when leaving: Press the home icon on the bottom right of the keypad. The door will automatically lock.

Cancellation policies depend on your booking platform:

• Direct Booking: Direct bookings receive a full refund when cancelled 30 or more days before check-in, a 50% refund when cancelled 7 to 29 days before check-in, and no refund within 7 days.
• Airbnb: Subject to Airbnb's flexible or moderate cancellation policy as listed in your reservation
• VRBO: Subject to VRBO's cancellation policy as specified at time of booking

Payments are processed securely through your booking platform (direct, Airbnb, or VRBO). We accept all major credit cards and payment methods supported by these platforms.

Payment schedules vary by platform—typically 50% at booking and 50% closer to your arrival date. Check your booking confirmation for specific payment details.

• All surfaces sanitized (counters, doorknobs, light switches, remotes)
• Bed linens laundered at 160°F commercial standards
• Hot tub serviced, cleaned and sanitized after each use (tested weekly by resort maintenance)
• HVAC filters changed monthly, air quality maintained
• Kitchen and bathrooms disinfected to restaurant-grade standards

Post-2020 health standards maintained—your safety is non-negotiable.

100% contactless check-in and checkout. No key exchanges, no office visits—just your privacy and convenience:

• Gate code + door code sent 24 hours before arrival (valid for your stay dates only)
• Digital guidebook with Wi-Fi password, hot tub instructions, local recommendations
• 24/7 support via our contact form during your stay
• Self-checkout at 11 AM—just lock the door and go

HVAC system serviced seasonally with filters changed monthly. The cottage features:

• Central heating and A/C (individual room temperature control)
• Fresh-air circulation via deck doors and windows
• No shared ventilation with other units (standalone cottage)
• Fragrance-free cleaning products for allergy-sensitive guests

No smoking is allowed inside the cottage or on the deck. This is strictly enforced to maintain air quality for all guests. Smoking violations may result in additional cleaning fees.

No pets are allowed on the property. This policy is in place to accommodate guests with allergies and maintain property cleanliness.

No parties or large gatherings are permitted. Cottage 37 is designed as a peaceful retreat for small groups and families.

Edgewater Resort quiet hours run from 10:00 PM to 7:00 AM. Excessive noise or disturbances may result in removal from the property without refund.

Two parking spaces are available directly in front of Cottage 37. Boat trailers should use marina or overflow parking.

Accidents happen! Please report any accidental damages as quickly as possible by sending us a message.

Immediate reporting helps us arrange repairs before your next activity. Minor wear and tear is expected—we won't charge for normal use. Unreported damage discovered after checkout may result in damage fees charged to your booking payment method.

The private hot tub is maintained year-round and should be re-covered after each use. You may adjust the temperature, turn on jets, and control the LED lighting.

Important: Please refrain from randomly pressing buttons—this can cause malfunctions. Stick to temperature, jets, and lights.

After each use:

1. Add one capful of "Shock" chemicals (jar labeled "for hot tub use" in the laundry room)
2. Close the cover and latch it securely
3. Return temperature to 104°F before checkout

Safety: Children must be accompanied by an adult in the hot tub at all times.

Troubleshooting: If the hot tub has no power, check the black breaker box on the outside wall next to the master bedroom door.

High-speed Wi-Fi is available throughout the cottage. Reliable enough for remote work, streaming, and video calls.

Yes! The kitchen includes everything you need to prepare full meals:

• Full-size refrigerator/freezer, dishwasher, oven, and microwave
• Dual-function coffee maker (single-serve pods or full carafe)
• Pots, pans, cooking utensils, cutting boards
• Plates, bowls, glasses, mugs, silverware
• Basic pantry items (salt, pepper, cooking oil, coffee filters)

Dishwasher: Dish soap is provided under the sink. Please load and run the dishwasher before checkout.

The community pool is seasonal and typically open Memorial Day weekend through Labor Day. Pool hours are typically 10 AM - 8 PM daily.

The private hot tub at Cottage 37 is available year-round and maintained at 104°F regardless of season.

Yes! A propane gas grill is available on the deck. Propane is provided—just check the tank level before starting a big cookout.

Grilling utensils (spatula, tongs, grill brush) are stored in the laundry room. Please clean the grill grates after use.

Taylorsville Lake Marina is about a 5-minute drive from the cottage. The marina offers:

• Pontoon rentals ($249-$399 per day)
• Kayak and canoe rentals
• Deli café for breakfast and lunch
• Bait shop and fishing supplies
• 300+ covered boat slips

Pro tip: Book pontoon rentals 2-3 weeks ahead during summer weekends—they fill up fast!
